What is the Best Time to Sell Your New Jersey Home?

Selling your home is only half the battle. Choosing the best time to sell your home can be even harder. Wondering when the best time is to sell your New Jersey home is – or any home across the globe for that matter? Let me let you in on a little real estate insider secret.

We all know that selling a home for the right price can take weeks to months. The secret is finding those so-called “magic windows” of time where you can speed up the selling process and maybe even sell your home at a higher price than what it’s worth. Don’t we all just wish to uncover those “magic windows” effortlessly?

Many believe this “magic window” of time generally falls in the Spring —or, more specifically, the month of May. So if you are planning on listing your home, you might want to wait until May to really maximize your profits and minimize your efforts.

You’re probably thinking, “well, I don’t want to wait that long. I want to sell my home now and I want to sell my home fast.” My advice, be patient – it might just be worth the wait.

Homes in the United States listing during peak selling periods tend to sell for an average premium of around $1,700, according to data collected from Zillow.

During these peak periods, home sales closed an average of 19 days fast than they do the rest of the calendar year.

Do keep in mind that while May is generally the best month to sell across the board, the specific weeks to list vary greatly depending on the local real estate market and general climate in the area.

In metro areas like New Jersey and New York, the first two weeks of May are peak and typically tend to be the best time to list and sell your home right.

However, in other markets like Los Angeles and San Francisco, the peak season isn’t until the second two weeks of May.

According Zillow chief economist, Svenja Gudell, the overall market is generally strong for sellers currently with the average home value up and inventory down roughly 6% from just one year ago.

“There’s a low supply of homes for sale this year, which has increased buyer competition,” Svenja Gudell, Zillow’s chief economist, told The Huffington Post. “Therefore, home shoppers who start their search in early spring may not be able to secure a house as quickly or easily as they’d hoped. By May they’ll be anxious to find a home before the next school year — and will be more willing to pay a premium to close the deal.”
